Most online home valuations are algorithmic. They take public records, recent sales, and a regression model, and produce a number. Useful as a starting point. Wrong on any home that does not fit the average.

This analysis is different. I provide it as a Broker Associate at Prominent Properties Sotheby's International Realty, drawing on my fifteen years of experience as a New Jersey State-Certified Residential Appraiser. Comparable selection is careful. The reasoning is explained. The range holds up to scrutiny.

To be clear about what this is and is not: this is an informal market-value analysis for homeowners considering a sale. It is not a USPAP appraisal and not a certified appraisal report for lending, court, estate, or tax purposes. Those are separate, formal engagements available through the appraisal practice.

Methodology

How are home values determined?

For residential property in New Jersey, value is determined primarily through the sales comparison approach, the same method a certified appraiser applies in a lender-grade report. It works in four steps.

1. Select true comparables. Recent sales of genuinely similar homes: same market area, similar living area, style, age, and condition, sold close enough in time to reflect the current market. Choosing the right comparables is most of the work, and it is where algorithms most often go wrong.

2. Verify the data. Public records and listing data routinely disagree on square footage, room counts, and condition. An appraiser verifies against multiple sources rather than accepting one feed as truth.

3. Adjust for differences. No two homes match exactly, so each comparable sale is adjusted in explicit dollar terms for the differences that matter: living area, lot, condition and renovation depth, garage and basement finish, and location factors within the neighborhood. Every adjustment has a stated basis.

4. Reconcile to a conclusion. The adjusted comparables produce a tight range, and the final value conclusion weighs the strongest evidence most heavily. The result is a number that can be defended line by line, which is exactly what a bank requires before lending against the property.

Two other methods exist, the cost approach and the income approach, but for a typical New Jersey home the sales comparison approach governs. I spent fifteen years applying it as a New Jersey State-Certified Residential Appraiser. I bring that same discipline to the complimentary market analysis offered through this page, which I provide as a Broker Associate. Formal certified reports remain a separate engagement through Freedom Appraisal, my independent appraisal practice.

How is this different from a Zillow Zestimate or Redfin Estimate?

Online estimates use algorithmic models trained on broad data. They are useful as a starting point but routinely miss material factors: renovation depth, lot grade, school zoning quirks, micro-neighborhood differences, and atypical floor plans. The analysis through this site is an informal range I provide directly, applying the analytical discipline I developed over fifteen years of appraisal work, not an algorithm.

Is the free valuation actually free?

Yes. There is no fee and no obligation. The complimentary valuation is a conversation starter, an informal sense of where your home sits in the current market, delivered directly by me rather than an algorithm. Most homeowners who reach out are early in considering a move and want a real person's read before making decisions. If that's you, send the address.

Is this a certified appraisal report?

No, and the distinction matters. I provide this analysis in my capacity as a Broker Associate, not as an appraiser, so it is not an appraisal and not a USPAP engagement. It is conversational, an informal range intended to help you decide your next step, not to serve as a legal or lender-grade document. A formal Certified Residential Appraisal report (required for mortgage underwriting, estate settlement, divorce proceedings, tax appeals, or private bank use) is a separate paid engagement through Freedom Appraisal, with the rigor and documentation those purposes require.

How long does it take to get a response?

Initial response within one business day. An informal valuation range typically follows within a few business days of receiving the request, depending on the property type and the depth of context provided. Formal Certified Residential Appraisal reports through Freedom Appraisal take roughly 7 days from inspection.

What information do I need to provide?

The form asks for the property address, town, and ZIP, plus your name and email so I can send you the range. Additional context (recent renovations, square footage corrections, planned improvements, timeline for a potential sale) sharpens the range but is optional.

Will my information be sold or shared?

No. Your information is used to follow up with you directly. It is not sold, shared with lead-generation services, or used for unrelated marketing.
