Free Home Valuation
What's your home actually worth?
A free valuation from a New Jersey State-Certified Residential Appraiser. Not an algorithm. Not a comp pull. Real methodology, real numbers, no obligation.
Why this is different
Performed by a state-certified appraiser.
Most online home valuations are algorithmic. They take public records, recent sales, and a regression model, and produce a number. Useful as a starting point. Wrong on any home that does not fit the average.
This valuation is different. It is performed by Jeffrey DeLucia, a New Jersey State-Certified Residential Appraiser (license #42R00240000), using the same methodology a bank uses to underwrite a mortgage on the property. Comparable selection is rigorous. Adjustments are explicit. The price range is defensible.
Coverage area: Bergen, Hudson, Essex, and Passaic Counties.
Frequently Asked
How is this different from a Zillow Zestimate or Redfin Estimate?
Online estimates use algorithmic models trained on broad data. They are useful as a starting point but routinely miss material factors: renovation depth, lot grade, school zoning quirks, micro-neighborhood differences, and atypical floor plans. A free valuation through this site is an informal range provided directly by Jeffrey using the same methodology that grounds his certified appraisal work, not an algorithm.
Is the free valuation actually free?
Yes. There is no fee and no obligation. The complimentary valuation is a conversation starter, an informal sense of where your home sits in the current market, delivered directly by Jeffrey rather than an algorithm. Most homeowners who reach out are early in considering a move and want a real person's read before making decisions. If that's you, send the address.
Is this a certified appraisal report?
No. The free valuation is conversational, an informal range based on Jeffrey's methodology. It is intended to help you decide your next step, not to serve as a legal or lender-grade document. A formal Certified Residential Appraisal report (required for mortgage underwriting, estate settlement, divorce proceedings, tax appeals, or private bank use) is a separate paid engagement through Freedom Appraisal, with the rigor and documentation those purposes require.
How long does it take to get a response?
Initial response within one business day. An informal valuation range typically follows within a few business days of receiving the request, depending on the property type and the depth of context provided. Formal Certified Residential Appraisal reports through Freedom Appraisal take roughly 7 days from inspection.
What information do I need to provide?
The address is the only required field. Additional context (recent renovations, square footage corrections, planned improvements, timeline for a potential sale) sharpens the range but is not required for an initial conversation.
Will my information be sold or shared?
No. Your information is used to follow up with you directly. It is not sold, shared with lead-generation services, or used for unrelated marketing.
